Role Summary
We are developing a scalable, power-dense data center campus in Schulenburg, Texas with municipal support, long-haul fiber diversity, and an expandable power roadmap. We are seeking a Data Center Owner’s Representative / Technical Advisor to act as the technical authority on behalf of ownership — translating concept into tenant - and investor-grade reality.
This role is not a marketing or feasibility-study position. The successful candidate will have direct experience taking data center projects from early concept through power coordination, tenant diligence, and leasing or delivery.
Key Responsibilities
Technical & Development Leadership
• Act as owner’s technical representative across power, cooling, network, and site design
• Define and validate phased MW delivery plans (Phase 1 through ultimate buildout)
• Develop tenant-grade technical narratives for:
o power interconnection and expansion
o cooling concepts (air / liquid-ready / hybrid)
o network & fiber redundancy
• Ensure designs and assumptions are underwrite-able by tenants and brokers
Power & Utility Coordination
• Support engagement with regional utility (LCRA) and local stakeholders
• Help structure interconnection strategy, timelines, and expansion logic
• Translate utility requirements into clear owner and tenant deliverables
Leasing & Diligence Support
• Prepare and review technical diligence materials used by:
o data center brokers
o tenant infrastructure teams
o potential capital partners
• Participate in tenant diligence calls and help resolve technical objections
• Advise on LOI and lease technical exhibits (demarcation, responsibilities, specs)
Owner Advocacy
• Protect owner interests by avoiding premature over-engineering
• Provide honest readiness assessments (“what’s lease-ready vs what isn’t”)
• Coordinate selectively with engineers, utilities, and contractors without creating unnecessary scope creep
Required Experience
• 10+ years in data center development, engineering, or infrastructure delivery
• Direct experience with hyperscale, wholesale, or large enterprise data centers
• Demonstrated involvement in:
o power planning and interconnection strategy
o MW-scale campus or phased data center projects
o tenant or investor technical diligence
• Comfortable operating in early-stage environments with incomplete information
• Able to produce clear, defensible technical narratives — not just drawings
Preferred Background
• Former owner’s rep, development lead, or senior engineer at:
o hyperscale cloud provider
o colocation / wholesale data center developer
o infrastructure advisory firm
• Experience working with Texas utilities strongly preferred
• Prior success helping projects reach pre-lease or lease execution
